Find the corresponding section and pay a bill via the portal for invoices issues.

Avoid making a duplicate payments:

  • Click the "Make Payment" button only once.
  • Do not use your browser “Back” button during the payment process.
  • Do not pay again if you get an error message during the payment process (ie. Error 404).
  • If you receive an error during the payment process, contact Technical Support.

Entering an invoice and FAQ:

  • Do not enter the dash in the invoice. The invoice system does not allow the dash. 
  • Only enter the two letters and numbers.

What period is covered by the Annual Waste Assessment?

The Annual Waste Assessment is from October 1, 2024, through September 30, 2025.

How much is the Annual Waste Assessment?

For the period between October 1, 2024, and September 30, 2025, the annual fee is: 

  • $550.00 per living unit if paid on or before August 15, 2024. 
  • $577.50 per living unit after August 15, 2024, and will be billed by the Miami-Dade County Property Appraiser on your November 2024 Tax Bill.

Why am I being billed for two living units?

The classification of your property as a two-unit living dwelling is determined by the Miami-Dade County Property Appraiser. Their records indicate that your property comprises two living units, thus necessitating the application of the annual waste fee for each unit. 

Per Miami-Dade County, a living unit is defined as a structure with a front entrance, ingress and egress points, a kitchen area, and/or a bathroom. If there is a discrepancy between the actual structure of your property and the information on the Miami-Dade Property Appraiser's website, the property owner must request an onsite inspection by a Miami-Dade County inspector to verify the living units and adjust the property's status accordingly.

How can I change my mailing address?

Contact the Miami- Dade County Property Appraiser’s Office and request a mailing address changehttps://www.miamidade.gov/pa/address_change.asp

Once the information is changed by Miami-Dade, the city will update the record.

My property is a vacant lot and/or is under construction and no one is living there; do I need to pay the annual waste assessment?

If your property is currently under construction and uninhabitable during construction or is a vacant lot, you do not need to pay the annual waste assessment until construction is completed.  Please contact waste@coralgables.com  with a copy of the active permit and your account will be adjusted. 

Once you receive a Certificate of Occupancy, your bill will be prorated.
