The Building Division is in charge of the permitting process and the Florida Building Code related plan review and inspections, which ensures the protection of our citizens.

 

Permit Review and Inspections

Whether you are a homeowner or a licensed professional wanting to construct or develop within the City of Coral Gables, a permit is required prior to starting the work. Most permits can be completed in four (4) simple steps:

Step 1: Is a permit required? The following projects do not require a permit. If a permit is not required, you may proceed with your project while following the established allowed construction hours. Otherwise, if a permit is required, proceed to Step 2.  

Step 2: There are three types of permits. Permits for new construction and/or additions, permits for work on the outside and inside of the building and permits for interior work only.

Type I- Permits for new construction and/or additions: Type II- Permits for work on the outside and inside of the building:  Type III- Permits for interior work only:
 To ensure City of Coral Gables aesthetics, these types of permits will have to be approved by the City of Coral Gables Board of Architects. Once approval has been obtained, the plans will be reviewed by the Building Division for compliance with the current Florida Building Code and the Codes set forth by the City of Coral Gables.   To ensure City of Coral Gables aesthetics, these types of permits will have to be approved by the City of Coral Gables Board of Architects. In order to ensure compliance with adopted codes and regulations, the Building Division requires the following documents. Requirements for interior ONLY Plan Submittal.
 

Step 3: After the permit has been issued a list of required inspections will be outlined on the permit invoice. To ensure the work is done according to the approved plans and the applicable Building Codes, the Department will inspect the work. The permit holder, owner/builder or contractor is responsible to call and request each inspection.

Step 4: After inspections have been completed. Upon approval of the inspections and submittal of the required documents the permit status will change to “final” and a certificate may be issued. Permits Requiring a Certificate.
